Resort Policies: Check-In 3:00pm, Check-Out 10:00am. Credit card required for check in.
Reservation Policies: Minimum stays may apply. All rates subject to change without notice. Guests must register all occupants with our office. Outside guests will not be permitted on site unless informed of first. Maximum occupancy applies to all reservations. Failure to register occupants will result in removal from our establishment with no refund. Misrepresentation voids reservation. Reservations guarantee room types only. We cannot guarantee specific room numbers. All guests must be at least 25 years of age, unless accompanied by a parent or legal guardian. Weekend surcharges may apply.
Deposits & Cancellations: A deposit of the first two nights, with tax, is required at the time of booking for all reservations. Deposits are non-transferable and are applied to the first and last night of your stay. The customer is responsible for the entire number of nights reserved. In the event of a cancellation, 70% of the deposit will be refunded if cancellation is made at least 21 days prior to date of arrival. No refunds within 21 days of arrival. In the event of force majeure, applicable refunds will be issued in the form of resort credit. Additional deposits or payments may be required. Deposits are non-transferable and are applied to the first and last night of your stay. Deposits must be received within 7 days of making the reservation or the reservation will become null & void. The customer is responsible for the entire number of days/nights reserved. Any changes made in the number of nights or dates of the reservation will be considered a new reservation and will subject the original reservation to the standard cancellation policy. There are no refunds for early Check-Outs or No-Shows. Refunds may not be applied to next season. No refunds for inclement weather. Some reservations offer discounts, when applicable, and are listed as entirely non-refundable. Please pay special attention to the individual terms and conditions listed on your reservation before booking.
Failure to Perform: Reservations are subject to strikes, failure of guests to vacate, and causes and conditions beyond our control. We are not responsible for event and special package changes or failure of others to perform.
Payments & Balances: Personal checks are an acceptable means of payment if received at least 21 days prior to the date of arrival. Returned checks are subject to a $30.00 processing fee and will be applied directly to the room bill. Balance due in full upon arrival in the form of cash, travelers' check, certified check, money order or credit card. No personal checks accepted at check-in, regardless of circumstance.
Non-Smoking Policy: We abide by the "New Jersey Smoke-Free Air Act", which prohibits smoking in indoor public places. Pursuant to public heath, our guest rooms are 100% SMOKE FREE. Guests who smoke may do so outside in designated areas only. All guests are required to sign a non-smoking agreement upon check-in stating that there will be no smoking inside the rooms. This policy is strictly enforced and requires a credit card authorization upon check in. This credit card authorization may also be applied to incidentals during your stay. A credit card authorization in the amount of $100 per room is required upon check in.
Parking: One (1) parking space per unit, regardless of size or type of accommodation. All vehicles must be register with our office and must display a parking permit at all times. Unauthorized vehicles will be towed.
Children: Those under the age of 16 must be accompanied by an adult at all times and will not be allowed in the swimming area without adult supervision.
